%X Resumen Pese a que el Patrimonio Industrial se encuadra dentro de los denominados emergentes, existen ya numerosos escritos que destacan la conveniencia de su recuperaci車n como forma de progreso econ車mico y social. Con la finalidad de valorar de forma objetiva el efecto real que la recuperaci車n de una vieja industria tiene sobre la revitalizaci車n de un entorno, y tomando como base la antigua f芍brica de electricidad de Mediod赤a, se lleva a cabo un estudio te車rico-pr芍ctico de las variables que influyen tanto en el dise o del edificio en si mismo como en el espacio urbano resultante de tal intervenci車n. El an芍lisis de estos par芍metros proporciona un punto de partida que permite concatenar y expandir un proceso que acaba delimitando su verdadera 芍rea f赤sica de influencia y las repercusiones que de ello se derivan para el 芍mbito p迆blico. Con el fin de evitar la paradoja de rehabilitar recintos que generen a su alrededor zonas desvitalizadas, y partiendo de la premisa de considerar la integraci車n f赤sica (construir en contexto) como punto clave para la verdadera regeneraci車n de la zona, se asientan las bases para la implantaci車n de pol赤ticas enfocadas hacia la dinamizaci車n en el 芍mbito local. Abstract Although the Industrial Heritage falls within the so-called emerging, there are already numerous writings that emphasize the desirability of its recovery as a form of economic and social progress. In order to objectively assess the actual effect the recovery of an old industry has on the revitalization of the environment, and based on the old ※Mediod赤a Electricity Factory§, it is carried out a theoretical and practical study of the variables that influence the design of the building itself as well as the urban space resulting from such intervention. The analysis of these parameters provides a starting point that allows to concatenate and expand a process that defines its true physical area of influence, to assess the actions carried out there and the impact that this results to the public space. In order to avoid the paradox of rehabilitating enclosures that generate devitalized areas around, and on the premise of considering the physical integration (build in context) as a key point for the real regeneration of the area, we settle the basis for the implementation of policies aimed at the revitalization in the local level.
