DETERMINATION OF THE FACTORS AFFECTING HOUSING RENT USING HEDONIC PRICE MODEL: THE CASE OF ILKADIM AND ATAKUM DISTRICTS OF SAMSUN PROVINCE

Housing meets the housing needs of people. The aim of the study was to determine the factors affecting the housing rents in ？lkad？m and Atakum districts of Samsun province. The data of the study was obtained from the surveys conducted by the representatives of 400 households from the ？lkad？m and Atakum districts. Hedonic Price Model was used to determine the factors affecting the rent price. The research model could explain 70.1% of the change in rent prices. Model results show that the factors such as net area of house, heating by natural gas, intermediate floor, amount of dues, presence of parental bath, presence of elevators, sun seeing, nearness to the bus stop and the school positively affected the rent amount of housing. On the other hand; central heating system or stove, distance to the recreation field and the sea negatively affected the rent amount of housing
