Abstract: a brief analysis of madrid’s social space during the so called spanish developmentalist period, by using different theories regarding urban space planning, suggests considering a thorough understanding the way the real estate sector operates. the study of the role of this sector on the construction of madrid’s metropolitan area reveals its key in?uence on current revenue allocation. additionally, the analysis of the factors that allowed this sector to gain territory and independence characterize this phenomenon. in this sense, although historical fabric, social housing, planning, centrality and physical limits are key elements, it is demonstrated that the strategy of the housing sector is another in?uent aspect. finally, the fact that economic segregation has been an essential mechanism of the real estate model from the 60s validating this sector as the main actor in urban design approximates henry lefebvre theories regarding the role of “companies” in the design of urban social space.
